Postwar Driveways and Busy Corridors

Asphalt paving in Annandale serves one of Fairfax County's classic postwar suburbs. Growth took off after World War II, when housing developments, schools and roads went up for families commuting into Washington. The 2020 census counted 43,363 people in the Annandale CDP across about 7.9 square miles. Many of the driveways built in that first wave have been replaced or resurfaced at least once, and plenty are due again.

Old roads, heavy traffic

Little River Turnpike (VA 236), finished in 1806, is Annandale's oldest road, and Columbia Pike (VA 244) followed in 1808. Backlick Road meets both at the town center, and the Capital Beltway runs through. Downtown Annandale, often called Koreatown, is dense with restaurants and shops whose small lots handle constant turnover. Entrances, drive aisles and dumpster pads wear out first; we rebuild those at full depth and overlay or seal the rest.

Accotink Creek

Accotink Creek cuts through Annandale, and the Cross County Trail follows it for about 20 miles. Homes on the slopes down to the creek and its tributaries have driveways that carry runoff in heavy storms. A driveway that funnels water to the garage, or one with an edge that keeps washing out, needs grading and edge work as much as new asphalt.

Repair, resurface or replace

For driveways from the 1950s and 1960s, the base is usually the question. If the surface is cracked but still firm, crack repair and an overlay with milled edges can give it many more years. If it has spread cracking, sinking or potholes that keep returning, it needs to be rebuilt.

Who owns the street

Fairfax County's transportation department says VDOT maintains most roads in the county and very few miles are county-maintained, while private and HOA streets are kept up by their associations. Under Virginia's entrance rules, a homeowner needs an entrance permit for a private entrance, installs it on curb-and-gutter streets, and handles grading from the edge of the pavement to the right-of-way line. Replacing a driveway in the same footprint usually leaves the entrance alone; changing or widening it brings VDOT in. We check which applies at the estimate.

Koreatown parking

Downtown Annandale's restaurant and retail lots are some of the busiest small lots in the county, with steady turnover from lunch through late evening. For those, early-morning work, small sections and quick-setting repairs keep business going. We can map a lot into zones and finish one zone per visit if closing the whole lot is not an option.

Bigger lots near NOVA

The Northern Virginia Community College campus, opened in 1965, and the schools and churches around it have larger lots where a full mill-and-overlay plus restriping is often the most efficient plan.
