A New Top on a Good Foundation
Asphalt resurfacing lays a new layer of hot-mix over existing pavement. It suits a driveway or lot that is rough, faded and lightly cracked but still firm: no sinking, no spreading web of cracks, no water pumping up through the surface. HomeGuide estimates that an overlay saves roughly 20 to 30 percent compared with full replacement because the old pavement stays in place and becomes part of the base.
Is your driveway a candidate?
We walk it, push a probe into suspect areas and look at how it drains. Isolated soft spots can be cut out and rebuilt first. A driveway where failures are everywhere is not a good candidate, because cracks in a failed base telegraph up through a new layer within a year or two. In that case we recommend replacement and show you why.
Heights at the garage, sidewalk and curb
An overlay raises the surface, usually around 1.5 to 2 inches. On a short Alexandria driveway that sits between a garage slab and a public sidewalk, that matters. Left alone, it can leave a lip at the garage door, push water toward the house or create a ridge at the sidewalk. We mill or saw-cut the old asphalt at those edges so the new layer meets them flush.
Preparation steps
- Rebuilding failed patches to full depth
- Filling cracks wider than a pencil
- Milling or cutting back at slabs, walks and the apron
- Sweeping clean and spraying tack coat so the layers bond
- Placing and rolling the new asphalt, then finishing the edges
Resurfacing parking lots
For apartment, condo, church and office lots, a mill-and-overlay is often the most economical way to renew a large area. Milling removes the top layer along curbs and drains so water still reaches the inlets, and the lot gets a new surface without rebuilding the whole thing. Heavily damaged sections near dumpsters and entrances are repaired first.
What it costs
HomeGuide lists straightforward overlays at $1 to $3 per square foot and resurfacing of older surfaces at $3 to $7 per square foot when more preparation is needed. Angi puts typical driveway resurfacing at $500 to $2,000. We separate repair work from the overlay in your quote so you can see each part.
Mill and overlay versus overlay only
On a driveway, an overlay usually means adding a layer on top and milling only at the edges. On a lot, mill and overlay means grinding off the top inch or two across larger areas first, which keeps curb reveals and drain inlets at the right height. We recommend the method that fits your site.
What This Covers
Overlay work is mostly preparation.
Base check
Finding out whether the existing pavement can carry a new layer.
Full-depth patches
Failed areas removed and rebuilt before the overlay.
Milling at edges
Grinding the old surface down at slabs, walks, curbs and drains.
Overlay
Tack coat and a new hot-mix layer, rolled smooth.

Asphalt Resurfacing Questions
How much thicker will my driveway be after resurfacing?
Usually about 1.5 to 2 inches, but we mill or cut the edges at the garage, walks and curb so it meets them flush.
Can you resurface over concrete?
It can be done over a stable slab, but joints and cracks tend to show through. Removing the concrete is often the better long-term choice.
Will resurfacing fix drainage problems?
Partly. We can adjust slope somewhat with the new layer, but serious drainage problems are better fixed with base work or replacement.
How long will an overlay last?
On a sound base with good drainage, many years. On a failing base, cracks can return within a year or two, which is why we check first.
Is milling always necessary?
Not always. Milling at edges is usually needed on driveways; full milling is more common on lots with curbs and inlets.
