From the Occoquan to the Hills

Asphalt paving in Lorton covers a wide range of ground. The CDP runs from sea level at the Occoquan River and the Prince William County line to just over 200 feet along Furnace Road. I-95 and U.S. Route 1 pass through, with Alexandria about 15 miles northeast. The 2020 census counted 20,072 residents, up about 8 percent from 2010, and 7,178 housing units.

After the Reformatory

For most of the twentieth century Lorton was best known for the D.C. correctional facility, which closed in November 2001. The area around it became the Laurel Hill CDP for the 2010 census, and Lorton itself has continued to grow with new subdivisions. Newer driveways here are mostly in their first twenty years, when crack sealing and sealcoating keep them in good shape.

Hills and slopes

The climb from the river to the ridges means plenty of sloped driveways. On a slope, water runs down the asphalt and washes out edges and base. We set a crown or cross slope, support the edges and plan for where water ends up at the street and the garage.

Rural and older properties

Not all of Lorton is subdivisions. Older homes and properties with long drives off back roads remain, many gravel or thin asphalt. We price new asphalt and resurfacing options, and plan drainage along the drive. On roads with ditches, VDOT's private entrance rules let the owner ask VDOT to install the entrance pipe, billed at actual cost.

Business lots

Commercial areas near the I-95 interchanges and along Route 1 have lots with heavy truck traffic. Full-depth entrance repairs and an overlay on the rest are a common plan.

Services in Lorton

  • Sloped driveway drainage and edges
  • Long drive resurfacing

Landfill and recreation

A closed portion of the I-95 Lorton landfill is slated for the Alpine-X indoor ski facility, and the area's parks and trails draw weekend traffic. Commercial and recreation lots here see peak use on weekends, so weekday work is usually easier.

Nike site to neighborhoods

Lorton hosted a Nike missile site from 1955 to 1973, and much of the land around it has since become housing. New subdivisions here mostly need maintenance, not replacement, for now.

Lorton Questions

Can VDOT install the pipe under my driveway entrance?

On ditch-section roads, yes: the owner can ask VDOT to install the pipe and is billed actual cost.

My new-build driveway is on a steep lot. Any tips?

Seal cracks early and keep water from running down the edges. If washouts start, edge rebuilding and a diverter help.

Do you pave long rural drives?

Yes, with drainage planned along the length.

Are newer Lorton driveways due for sealing?

If they have faded to gray and are a few years old, probably. Fill cracks first, then seal.
