Homes, Apartments and Highways

Asphalt paving in Lincolnia covers a compact area with a lot going on. Lincolnia was founded after the Civil War by freed slaves and remained one of Fairfax County's original African American communities for more than a century; its segregation-era schoolhouse still stands as part of the Lincolnia Senior Center. Today the CDP has 22,922 residents and 8,590 housing units on about 4.7 square miles, with single-family streets, apartment complexes and commercial strips side by side.

Highways on three sides

I-395 crosses the southern part of Lincolnia at the Edsall Road exit, the Beltway and the VRE line form part of the southern border, and Little River Turnpike runs through the center. Lincolnia Road is State Route 613. All that traffic means business and apartment lots with heavy wear at their entrances and drive aisles. We rebuild those at full depth and resurface or seal the rest, working in sections to keep access open.

Holmes Run

Holmes Run forms part of the northern border along Columbia Pike. Neighborhoods on the slopes down to the stream see fast runoff in heavy storms. Driveways there need slopes that move water off quickly and edges that will not wash out.

Residential driveways

Single-family homes in Lincolnia range from older houses to newer infill. Older driveways often need full replacement; newer ones mostly need crack sealing, edge work and sealcoating. Most public streets here are VDOT-maintained, so a widened or relocated entrance follows VDOT's private entrance rules.

Apartment communities

The apartment complexes along the highways have large parking areas that are often decades old. For property managers, we provide area-by-area scopes, phased schedules and restriping plans that bring accessible spaces up to the 2010 ADA Standards.

Senior center and community sites

The old Lincolnia schoolhouse, integrated in 1962 and now part of the Lincolnia Senior Center, sits among the community's churches and civic buildings. Lots that serve older visitors need smooth surfaces, clearly marked accessible spaces and no trip edges at walkways. Those are good reasons to keep up with repairs instead of waiting for a full repave.

Edsall Road commercial

Businesses near the Edsall Road interchange have small lots with heavy turning traffic. Repairs at the entrance and a sealcoat across the lot are often all that is needed to keep them presentable.
