From Rolling Road to Suburb

Asphalt paving in Franconia covers a community with a long history and a mostly mid-century build. Franconia Road was once a rolling road where tobacco hogsheads were rolled to the river, and a Franconia station opened on the RF&P Railroad in the 1870s. The area took its present suburban form in the 1950s. The 2020 census counted 18,943 residents and 7,698 housing units on about 3.5 square miles, at an elevation of around 249 feet.

Mid-century driveways

Homes from the 1950s often came with short, single-width driveways, sometimes just two concrete strips or a thin asphalt layer over gravel. Over the decades many were widened, patched and overlaid. When we replace one, we often widen it on a proper base so two cars fit without parking on the lawn, and we check whether the curb cut has to change too.

Townhouses and newer communities

Neighborhoods such as Manchester Lakes and Windsor Estates, and the townhouse and condo communities near the Metro, have shared parking areas and private streets. Those are typically maintained by HOAs, not VDOT. We provide written scopes by area and phase repaving so every unit keeps access.

Clay country

Franconia borders Kingstowne and Rose Hill, two communities named in local reporting on Fairfax County's marine clay problems, and much of this part of the county lies in the Coastal Plain east of I-95. Clay that swells, shrinks and slips when wet needs a deeper stone base and careful drainage under any pavement.

Commercial lots

Springfield Mall and the Franconia-Springfield Metro station sit next door, and businesses along Franconia Road and Beulah Street have lots with heavy turning traffic at the entrances. Full-depth repairs at those points and an overlay elsewhere are a common plan.

Services in Franconia

  • Driveway replacement and widening
  • HOA and condo lot repaving and striping
  • Repairs, crack sealing and sealcoating
  • Commercial entrance repairs

Near the Metro

The Franconia-Springfield Metro station brings commuter traffic onto nearby streets every weekday. Townhouse and condo communities close to the station often have visitor spaces that fill with commuters, which makes repaving trickier. We plan closures with management so resident parking stays available.

Volunteer fire company history

The Franconia Volunteer Fire Department was organized in 1934, and fire lane markings around the area's multifamily lots still matter. We repaint fire lanes and curbs after any repaving or sealing.

Franconia Questions

Can you widen a single-car driveway?

Yes, on a matching base. If the curb cut must widen too, we check the entrance rules first.

Does VDOT maintain our townhouse parking area?

Usually not. Private and HOA parking areas and streets are maintained by the association.

Why does clay matter for my driveway?

Clay softens and moves with moisture. A thicker compacted stone base and good drainage keep the asphalt from cracking with it.

Do you repaint fire lanes after sealing?

Yes. Fire lanes, curbs and stencils are repainted once the sealer has cured.
